Relocation Services

Worldwide ERC® Relocation Property Assessment

FICS utilizes our expansive network of inspectors to provide a professional opinion through a visual, non-invasive evaluation of the subject property in its “as is” condition, as of the date of assessment, limited to the definitions and guidelines as established by the Relocation Management Company (RMC), their Customers and within the Property Assessment document. The reporting of apparent defects (not cosmetic deficiencies) that call for corrective action is limited to three categories: structure, unsafe or hazardous conditions, and inoperative systems or appliances.

General Home Inspections

The purchase of a home generally represents the largest single investment you will make during your lifetime. In order to help protect your investment, the performance of a careful and complete inspection of the premises is very important. Our report includes recommendations and costs to cure. We follow the standards, guidelines and practices established by American Society of Home Inspectors (ASHI).

Radon Safeguard Program

Our Radon Safeguard Program (RSP) provides an easy, practical methodology for management of radon measurement and mitigation for the relocation Homesale process. This program covers or supplements remediation costs incurred in the event the property is tested for and discovered to have an elevated radon level during the specified program coverage period after resale closing. With three program levels, FICS can customize a Radon Safeguard Program to your needs.

Wood Destroying Insect Inspections

Wood destroying insects can cause extensive damage within a structure. A thorough visual inspection of all open and readily accessible areas is performed and follows the guidelines recommended by the National Pest Management Association. http://www.pestworld.org/

Open Tank Septic Inspections

Full evaluation of the components of the septic tank and the leach field and provide repair recommendations when necessary.

Radon Testing

An approved device, such as an e-perm or CRM (continuous radon monitor), is placed in the lowest livable area of the dwelling for approximately 48 hours to determine the level of radon gases within the home. Levels of 4.0 pCi/L or higher are above the EPA action level and need to be mitigated.

Well & Water Testing

There are several types of inspections that can be performed for well and water testing to determine the functionality of the well equipment as well as testing to determine that the water in the home is safe for consumption.

Siding Stucco Cladding Identification & Moisture Surveys

Various types of exterior cladding inspections are offered to determine the condition and functionality of the material. Moisture testing is performed to discover possible hidden damage behind the cladding surfaces, mainly stone, stucco and manufactured stone veneer.
